Permission is sought under Section 211 of the Town and Country Planning Act 1990 to carry out the following arboricultural operations to 1 No. Magnolia (Magnolia spp.) located at Malt House Cottage, Mongeham Road, Mongeham, CT14 9LP:Current Tree Dimensions:Height: Approximately 8.0 metres.Crown Spread / Diameter: Approximately 7.0 metres.Crown Reduction:Reduce the overall height and branch spread by a maximum of 1.0 metre in branch length.All pruning cuts will be executed back to suitable secondary growth points/lateral branches to maintain a well-balanced, natural radial outline.360-Degree Uniform Crown Lift / Raising:Lift the lower canopy to achieve a clear height of 5.0 metres above ground level, applied uniformly around the entire 360-degree circumference of the tree.Works will involve removing lower pendulous and low-tier branches back to the main stem or parent branch collars in strict accordance with standard arboricultural target-pruning principles.Justification, Precedent & Purpose:Established Precedent & Cyclical Management: Prior planning consent has previously been granted for these exact works, establishing a clear precedent. The tree has historically been managed at regular intervals under this routine maintenance regime to maintain control of its size, form, and overall canopy health.Highway Clearance: Provides full statutory clearance over Mongeham Road (public highway) to prevent impact damage to high-sided vehicles, delivery trucks, and emergency services.Structural & Property Protection: Creates sufficient physical clearance between the canopy and Malt House Cottage, eliminating branch abrasion against the main building fabric, tiles, and guttering during high winds.Crown Balance & Aesthetics: A comprehensive 360-degree lift prevents an asymmetrical or lopsided shape, maintaining the tree's visual amenity within the Mongeham Conservation Area.Light Infiltration: Improves daylight transmission into the upper-storey win
