Proposal

Retention of existing works. Work has taken place to address movement to the first floor and associated roof of the western bay of 65 the Close. The roof structure was given a diaphragm of new timber above the ceiling joists to stop roof spread. The rafters and hip boards then had new timbers added alongside the historic timbers to give support and address the twisted hip. This was done without removing the old structure. Props and straps were also added (but all reversible). The roof was then re-tiled using reclaimed tiles, sourced to match the original size and colour. At first floor level, 6mm helibars are being set into the mortar joints of the brickwork to give invisible structural ties to the building and prevent further movement or bowing. Hidden DryFix remedial ties have been used to anchor the old extension into the main building. Helifix 'bowtie' fixing will then be inserted into mortar joints to pick up the first floor joists and therefore anchor the wall at this level.
