First floor rear extension with roof terrace and third floor dormer extension to two existing maisonettes at Nos. 52 and 54 Seven Sisters Road REASON: The proposed rear roof terraces would by reason of their siting, excessive scale, depth, and detailed design, would be harmful to the residential amenity enjoyed by neighbouring properties in terms of overlooking and loss of privacy, contrary Policy PLAN1 of Islington's Strategic and Development Management Policies (2023) and the guidance contained within Islington's Urban Design Guide (2017). REASON: The proposed first floor rear extensions, roof level dormers and rear roof terraces would by reason of their excessive scale, height, depth, bulk, massing and detailed design, would represent an overly dominant and discordant addition to the existing building and an overdevelopmnent of the site, contrary to Policy PLAN1 of Islington's Strategic and Development Management Policies (2023) and the guidance contained within Islington's Urban Design Guide (2017).
