Third (Top Floor) - Remove of existing plasterboard ceiling and reinstatement of new plasterboard ceiling. Remove the existing dividing wall between the third-floor front two bedrooms to create a single master bedroom and reposition the door to the hallway. Reinstate the non-working fireplace for use by a gas fire. Remove and replace all existing sanitaryware, tiling and flooring in the third-floor bathroom. Second Floor - Retain door and frame between Library/TV Room and Spare Bedroom and fix shut. Reinstate the non-working fireplace for use by a smokeless fuel fire. Remove and replace all existing sanitaryware, tiling and flooring in the second-floor shower room. First Floor - Remove and replace existing kitchen cabinets, sink, appliances and tiling. Reinstate the existing fireplace for use by a new gas effect fire. General - Install new skirting boards, cornicing and door architrave to match existing only where required. Make good walls for decoration using lining paper to protect the fabric of the existing property. Decorate all areas. Provide new flooring to all areas. Remove, restore and reinstall all existing window furniture. All existing pipework, electrical and heating infrastructure to remain unless replacement is required for safety purposes.
